Observation From The Field: Irregular Seams Resulting from Manufacturing Process

Benchmark Service: Evaluation Services

Issue: During an initial inspection, Benchmark identified irregular seams on a single-ply roof, which could potentially lead to leaks and other issues if left unaddressed. To ensure a thorough evaluation, Benchmark requested that the roof membrane manufacturer conduct an on-site assessment of the membrane seams. This step was crucial to determine the necessary repairs or replacements needed to maintain the roof's integrity and prevent future problems.

Solution: The Single-Ply Manufacturer visited the site and determined that the membrane was incorrectly trimmed during the production process, which resulted in it not meeting the necessary specifications for proper installation. Consequently, it should not have been installed by the Contractor. Recognizing the severity of this error, the Manufacturer took immediate action and hired a specialized roofing contractor to strip in approximately 10,000 linear feet of roof membrane seams to rectify the issue. This extensive repair work ensured that the roof would meet the required standards and provide the necessary protection. As a result of the Manufacturer's responsibility and swift action, the Client received $45,000 worth of repairs at no cost to the facility.

Possible Impact: Had these irregular seams gone unnoticed and unaddressed, the facility would likely have faced significant consequences. Water leaks from the compromised roof could have caused substantial interior damage, including mold growth and structural deterioration. This situation would have incurred considerable repair costs and disrupted facility operations, potentially leading to revenue loss and reputational harm. Moreover, prolonged water exposure could have damaged sensitive equipment, necessitating costly replacements or repairs. Therefore, the prompt identification and rectification of the issue by Benchmark and the Manufacturer safeguarded the facility from these adverse outcomes.
