Observation From The Field: Non-Approved, Expired Adhesive Is Rejected

Issue: During an inspection of a roof installation, it was observed that the contractor was using an expired and non-approved membrane adhesive. This deviation not only breaches the job specification but also poses significant risks to the integrity and long-term performance of the roofing system.

Using a non-approved adhesive can result in incompatibility with other roofing materials, leading to failures in the membrane system. Furthermore, expired adhesives lose their efficacy over time, compromising their bonding strength. This can cause the membrane to detach from the substrate, leading to serious issues such as leaks, structural damage, and increased vulnerability to weather-related damage. Adherence to approved materials that are within their valid usage period is crucial to maintaining the reliability and durability of a roofing system..

Solution: To rectify the situation, all sections of the field membrane installed with the non-approved and expired adhesive were rejected and subsequently removed. The removal process involved carefully detaching the compromised membrane to prevent any damage to the underlying structures. The discarded membrane was replaced with material from an approved supplier, using fresh, compliant adhesive to ensure optimal adhesion to the gypsum cover board substrate.

Possible Impact: The use of expired adhesives can have profound impacts on the roofing system. Without proper adhesion, the membrane can delaminate, increasing the risk of blow-offs during high winds and allowing water infiltration that could result in leaks. Such scenarios not only jeopardize the structural soundness of the building but also lead to costly repairs and maintenance down the line.
